5 Totally New Ways of Sprucing up Your Property Flip
At the very least, you will need to clean up your investment property before "flipping" it, assuming it doesn't need major repairs or renovations. However, these can be simple and inexpensive – so much so in fact that you may not even have thought of them!
Paint
A new coat of paint is probably the least expensive and most effective way to spruce up your property flip. It doesn't even have to be extensive; simply some new accents with contrasting colors can do the job – for example, trim, window frames and mouldings. Even painting a ceiling a contrasting color can add interest – and value.
Clean it Up Outside
You may be surprised at how much useless junk or overgrown vegetation there is on your property. Trimming or even eliminating unsightly hedges and messy vegetable or flower gardens can give the property a fresh new look. Conversely, you may want to put in a new lawn and/or some small, decorative trees. Trust your own eyes and judgment.
This also extends to paths and siding. If the house does have siding, you're in luck – it probably won't require more than a good hosing. Check the paths for broken or crumbling concrete. This can really detract from the home's value, but repairing these items is not difficult or expensive – particularly when you take advantage of the discounts available through NFAFN.com!
Little Touches
Doorknobs and drawer hardware may seem like a little thing – but they can make a big difference, and they don't have to cost a lot. New curtains can also add a great deal of visual appeal for the prospective buyer.
Clean it Up Inside
In many cases, all that is necessary is some basic deep cleaning. Mop those floors, polish the woodwork, clean those glass windows, shampoo the carpets and launder those curtains and throw rugs. Your prospective buyers will be impressed.
Details, Details
A piece of cracked drywall, a leaky faucet, a bit of torn wallpaper, a stain on the floor – these may not seem significant, but it's likely that a prospective buyer will notice them. Take care of these little details, and you will be surprised at how easy the sales negotiations will go when its time to cash in on your investment.

We have actually done most of these things., and glad for it.
The cracked drywall was the most tedious since we live in a two-story house.
The only problem with filling the exterior cracks is that we tried to match the original paint color but it came out a bit darker.
So now we have to paint the entire exterior. This project will take a couple of days and we have to wait until the weather is a bit cooler, because we live in the Southwest.
A realtor came to look at our house and was very impressed. Except she did not know how much we had spruce up the property. IT WORKS !!!
